Condo Insurance 101

A lot of condo owners do not realize that they need their own separate insurance beyond what their condominium association covers. A building insurance policy typically only covers the common areas, such as the lobby, elevators, and gym, but does not cover an owner’s personal belongings. It also doesn’t cover any improvements you make, if you damage another unit, or if someone gets hurt while visiting your unit. While having a separate policy for your condo unit is not always considered mandatory; however we at Ensurco Group highly recommended. On top of the usual reasons you need condo insurance (protect your investment), as a condo owner you could be on the hook for major repairs. That’s because the master policy for the condominium will often have rules in them that stipulate that if the loss began in your unit (example, if a pipe bursts in your apartment and spreads to other units) you could be responsible for the entire master policy deductible (which could be in the tens of thousands of dollars). Your own insurance policy can help cover this expense. Figuring out what kind of condo insurance you need can be complicated. But with Ensurco Group, we can help you tailor your insurance package so it meets your needs. Here are a few basic terms you will want to know: • All-Risk insures your building and contents for losses due to the widest range of perils (or risks), unless specifically excluded from your policy like intentional damage • Personal Liability insurance protects you for unintentionally injuring someone or damaging their property and have to pay damages (example: someone has a slip and fall on your walkway, breaks his/her leg and now cannot work for a period of time) • Contents Insurance covers your belongings (including when you travel) for losses resulting from the most common types of perils (or risks) up to a specified amount • Replacement Cost Coverage means that the contents of your condo are insured for the amount it costs to replace them without depreciation • Additional Living Expenses Coverage will help you pay for reasonable and necessary expenses (like hotel and food costs) in the situation you are forced to leave your condo following an insured peril (or risk) for a period of time • Improvements and Betterments Protection compensates you for any upgrades you’ve put into your condominium, on top of what the building originally provided for you, up to the limit of the replacement value. For example, if your unit was originally finished with a medium-grade carpet valued at $5,000, and then you upgrade it to a high quality carpet valued at $10,000. The Improvements and Betterments protection will ensure you receive the full value of your new carpet in the event of a loss. • Loss Assessment is when you share responsibility with others for common property. With Loss Assessment, your insurer will pay, up to a stipulated limit, your portion of any loss for common property you are responsible for.

Tips for Downsizing and Condo Living

Whether you are downsizing from a large home to enjoy amazing lakefront condominium living or are purchasing your first condominium, learning to get the most out of your condo living experience takes time and effort. Enjoying your condo amenities and neighborhood surroundings is just the beginning; what you do inside your condo can make a real difference. If you are moving from a larger single family home into a condo, there is obviously a size difference and you will need to downsize your possessions, but maybe not as much as you think. The trick to keeping as much as you want in a condo is truly using the space to your advantage by ensuring you use all the space in a smart way. First you will need to go through your current possessions and make a few hard choices. Downsizing to a condo from a large home gives you a chance to donate and sell items that have not been used in over two years, de-cluttering your life. Make four piles for your belongings, keep, sell, donate and throw-away. Start with the things that are obvious that you will not need in a smaller condominium apartment. Things like your garage full of lawn care and snow removal items. Go to the kitchen next as there will probably be a lot of cast off items that have not been used in a long time, but you keep ‘just in case’. With a storage locker and the right way to maximize the space in your new home, you will be able to keep more than you think. Certain tricks could include buying furniture that has a dual purpose of functionality and storage capacity, like ottomans or beds with under-the-bed storage drawers or compartments. Floor to ceiling shelving maximizes your vertical space for storage and used judiciously can still give maximum appeal to your new space. In the kitchen, vertical usage of space means hanging things that you use on a daily basis, such as a chic stainless rack for hanging your pots and placing knives on a wall rack instead of in a block on your counter. In living areas, take advantage of your display cabinets by ensuring they have display space in the front and storage space in the back allowing for dual functionality. Of course the last tip for condominium living is to go bigger rather than smaller. An extra bedroom can easily be made into a guest bedroom slash office or craft room with ease. Yet buying a one bedroom and realizing you do not have the room you wanted is a much more difficult problem to solve.
